Single lot referred to as Lot Two in the valuation report by surveyor Donatella Remedi, consisting of:
a) garage referred to in sub-section 63, located at the end of the driveway leading to the underground garages and cellars belonging to the residential units in buildings B and C.
It has access protected by a manually operated folding metal door, in front of which there is a small covered common area that provides pedestrian access to the other units on the floor. It has a trapezoidal layout, with the width decreasing towards the back of the room, ceramic tile flooring and no finishing plaster on the walls, but present on the ceiling, both painted white.
There is a light fitting, the actual functioning and connection to the electricity supply, compliance with current regulations and any adjustments to be made shall be the responsibility and at the expense of the successful bidder. The internal height of the garage between the floor and the ceiling is approximately 2.40 metres.
Property value: €12,350.00.
b) The garage referred to in sub-paragraph 64 is located immediately beyond the two gates, one remote-controlled driveway gate and the other pedestrian gate, which protect the entrance to the underground garages and cellars belonging to the residential units of buildings B and C. It has access protected by a manually operated shutter and ceramic tile flooring; the finishing plaster and white paint are only partially present on the walls and ceiling.
The internal height of the garage between the floor and ceiling is approximately 2.40 metres.
Property value: €13,000.00.
c) The roof sub. 108 covers the garages described above and also partially overlooks the common access ramp to the garages. Therefore, in order to allow vehicles to pass underneath, it is not on a single level, corresponding to that of the ground floor dwellings of building B, for which it could have formed a courtyard, but is partially raised. It is accessed via a pedestrian gate that can be reached either by a staircase leading from the basement level or by a walkway at ground floor level, both of which are part of the condominium property, and is located at a height of approximately 35 cm below the level of the pavement belonging to the property unit 1003 sub. 20 (owned by third parties), from which it is separated by a fence supported by posts.
Furthermore, a small step had been built to facilitate the difference in height, but the connection between the two properties is still blocked by the continuity of the fence, which has no apparent openings. -
Property value: €5,000.00.
