DESCRIPTION

Single lot composed of the properties described below and forming part of the real estate complex called "Condominio Rosa dei Venti" (indicated in the documents and land registry with the house number 72/80) located in internal buildings with access from the common entrance hall to other properties from Corso Alba number 76:

A.   Body of a residential building from the ground to the ground with three floors above ground (ground floor, first floor and attic floor), located on parcel 744 of sheet 76 with the relevant area in front. This building consists of a ground floor: entrance, living room (which is expected to be demolished as it was built without authorization), kitchen, bedroom, bathroom and internal staircase connecting to the upper floors; first floor: internal staircase, hallway, n. 2 bedrooms, bathroom, balcony. The terrace indicated in the cadastral plan is not present in its actual state, but there is a roof covering the extension part which is expected to be demolished as it was built, as mentioned, without authorization measures; on the attic floor: internal staircase, hallway, bedroom, bathroom and n. 3 closets. - In the storage room in front of the access staircase there is the boiler for heating the entire living portion. It should be noted that all the partitions and the bathroom will have to be demolished as they were built without authorization measures and the attic floor will have to be restored as a non-habitable attic/clearance room.
Another portion of the building on parcel 743 de facto united with the body of the building reported above, consisting of the ground floor where the remaining part of the living room is located, de facto united (without material divisions on site) to the living room on parcel 744 (for which demolition is expected as mentioned above); furthermore, as already mentioned, on the first floor there is no terrace indicated in the cadastral plan, but a roof (which is expected to be demolished).
B.    Low building located on parcel 743 connected to the aforementioned real estate portion with the relevant area, consisting of: storage room (used without authorization as a tavern), bathroom, oven, cellar and woodshed with independent access.
C.    LAND registered in the Land Registry of Asti at parcel 742 of are 06.87 bordering the property described above on parcel 743. The land is in fact used as a garden/courtyard belonging to the properties described above on parcels 743 and 744. On the On the ground, two brick sheds were built without authorization and will have to be demolished.
D.    In a portion of a detached building located on parcel 180 of sheet 76 section A of the Land Registry of Asti raised to 2 floors: on the ground floor (1st floor) with access from the common courtyard: N° 3 Garages described in the Building Registry of Asti Section. Urb. AT Sheet 76 parcel 180 sub. 20, sub. 21 and sub. 22 - At the garages n. 20 and n. 21 you are entitled to the exclusive and perpetual use of the parking spaces in the courtyard distinguished respectively by the letters "G" and "F" in the plan attached to the private deed authenticated by the Notary RATTI Luciano on 21 September 1993 in the repertoire 23526 transcribed at the Conservatory of Asti on 5 October 1993 at numbers R.G. 6781 and R.P. 5166.  We expressly refer to reading the surveyor's report.
